Work Order Repair OrderIn every transaction there is usually a request for repairs given to the seller by the buyer. The work order is usually backed up by a third party inspection report. The following is a list of some possible work orders. The work orders must be completed prior to closing and the seller is responsible for having them done. Check with your local authorities for specific requirements.
In every transaction there is usually a request for repairs given to the seller by the buyer. The work order is usually backed up by a third party inspection report. The following is a list of some possible work orders. The work orders must be completed prior to closing and the seller is responsible for having them done. Check with your local authorities for specific requirements.
BulletBroken windows.
BulletDebris in crawl space.
BulletDry rot or deteriorated wood.
BulletAttorney's fees, if any; and
BulletUnpaid property taxes.
BulletEarth-wood contact.
BulletOvergrown shrubbery.
BulletElectrical not in working condition.
BulletGutters and downspouts blocked or missing.
BulletA hot water tank without a 3/4" discharge line.
BulletInadequate foundation ventilation.
BulletInadequate attic ventilation.
BulletLess than four feet of waterproof material around tub enclosures (tile, formica, etc.).
BulletLess than 18" clearance between soil and floor joists under entire house.
BulletPeeling or missing paint.
BulletPlumbing not in working condition.
BulletSingle oil or gas space heaters to heat entire house.
BulletWater damage inside home.
You might have to:
BulletPaint the exterior and interior if in bad condition.
BulletHook up to public water or sewer if available.
BulletGet county certification if home is on septic or well.
BulletRemove unused oil tanks or fill with cement-slurry or polyurethane foam.
Other items to remember:
BulletInspectors will need access to the attic.
BulletLeased equipment cannot be included in the sale (i.e. hot water tank, alarm system, etc.).
BulletAll assessments must be paid.
BulletJoint maintenance agreements will be required for common road easements for maintenance on home where property line is within 3' of structure.
